Prepare for your Inspection

Whether you’re planning on having your home inspected or you’re preparing for an inspection from the buyer, there are some things that can be done to facilitate the process.

1) Keep clear areas around water heaters, electrical panels, furnaces/air conditioners, attic/crawlspace openings. These are areas any home inspector will need safe access to and we do not (in most cases) move your personal belongings without permission.

2) Consider having your furnace serviced prior to any home inspection. This is usually the most common item that comes up in a report. A heating specialist is able to detect for poisonous gas leakage and/or major defects.

3) Most good agents will tell you to declutter your home prior to putting it on the market because it will “show” better. This is also true for assisting in the home inspection process. The more things that are accessible/visible the more efficient and less invasive the process has to be.

4) If you have anything that is unique (i.e. location of water heaters or furnaces, etc) let the listing agent know or leave a note.

A home inspection is NOT a “code inspection”. We do use codes to explain why you may consider changing something or to highlight specific safety areas. There are ways that you can use this information to your advantage. For example, you have had this inspection and you have priced your home accordingly, knowing all of the things that may need repair in the near future.

Pre-Purchase Inspection
A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets, all the while making notes on the condition and operation of the components tested.

Pre-List Inspection
Pre-List inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer’s shock at the “functional condition” of the home. It may look great, but have serious technical, safety, or functional issues present without the owner’s knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issues found in the inspection report. Disclosing potential issues up front and pricing the home based upon that disclosure will often times produce a higher net sale price for the owner.

 

What is a Commercial Building Inspection?

A commercial building inspection, or property condition assessment (PCA), is a visual examination of the physical structure and major systems of a building used for commercial purposes.What is covered in a commercial building inspection?

The inspection will include a description of the components present in the building, observations as to the condition of the components, and recommendations as to what actions should be taken. Areas of a commercial building inspected include:

• Structure
• Electrical system
• Heating system
• Air-conditioning system
• Plumbing system
• Roof surface (including flashings, drainage and chimneys)
• Interior components
• Exterior components
• Site components, including parking lot, walkways, driveways

Commercial building inspections are conducted under the protocols prescribed for property condition assessments in ASTM standard 2018-01.

What items are not included in a commercial building inspections?

All systems and components used for the operation of the commercial occupancy are excluded from a property condition assessment : fire protection equipment, fire regulation compliance, building code compliance, compliance to regulations of any governmental body, entity or agency, security systems, telecommunication systems, process and recreational equipment and appliances, and underground sprinkler systems.

No definitive comments are offered on environmental concerns such as: urea formaldehyde foam insulation, asbestos, lead, radon gas, or polychlorinated biphenyls (PCBs).

If evaluation of any of the excluded items is required, the client should make separate arrangements for specialty inspections.
